Mahogany
Mahogany is southeast Calgary’s largest master-planned lake community, and it’s usually the first name that comes up when a buyer tells me they want a private lake, a beach, and newer construction in the same package. It sits south of Stoney Trail and east of 52 Street SE, next to Seton and a short drive from South Health Campus, major retail, and the Deerfoot/Stoney interchange.

Auburn Bay
Auburn Bay is one of southeast Calgary's original private lake communities, built around a 43-acre lake and Auburn House recreation centre. It's fully built out and sold out, so every purchase is resale. It sits beside Mahogany, near Seton and South Health Campus. Housing ranges from condos to lakefront estates, with a mandatory Residents Association fee on every title. It suits buyers who want the lake lifestyle without construction noise. Downtown is a 25-30 minute drive.

Bayside - Airdrie
Bayside is a newer community on Airdrie’s west side, built around a network of constructed canals and ponds rather than a lake. It’s off 8th Street SW and 1st Avenue, with quick access to QEII Highway for the drive into Calgary. Buyers land here for newer housing, a water-and-pathway layout you don’t get in a standard grid subdivision, and pricing that’s still below comparable Calgary communities. One thing to get straight before anything else: Bayside does not have a swimming lake or beach club.

Coopers Crossing
Coopers Crossing is an established west Airdrie community built around ponds, wetlands and pathways rather than a lake or canal. Most of the housing stock is resale, with schools, shopping and mature landscaping already in place. It spans condos and townhomes to front-garage detached and estate homes, with a modest residents' association fee. It suits buyers who want a settled, walkable community over new construction. Verify the exact school designation before you buy.

Cranston
Cranston sits in southeast Calgary along the Bow River, edged by Fish Creek Park. Built out from 1999-2015, it's a fully resale community of about 12,000 residents. Its hub, Century Hall, runs a gym, splash park, and rinks funded through annual dues. Housing spans condos and rowhouses near Cranston Market to ridge-top detached homes and river-valley estate lots in Riverstone. It suits families who'll use the pathways and rec centre, less so buyers wanting new construction or a lake.

King's Heights
King's Heights sits on Airdrie's southeast edge, about ten minutes from Calgary via Highway 2. Melcor started it in 2004 around a storm pond and amphitheatre, and it sold out in the early 2020s. Housing ranges from condos on Kingsland Road to front-drive homes and estate lots on the pond. Heloise Lorimer School sits inside the community, and Kingsview Market covers everyday shopping on-site. It suits families and move-up buyers wanting a finished, low-turnover community over a new build.

Legacy
Legacy is a large south Calgary community built around a 300-acre environmental reserve and pathway network instead of a private lake. It's still filling in, with new construction alongside established streets. Housing spans townhomes to front-garage detached and estate homes, with a modest community-association fee, well below a lake community's. It suits buyers who want newer south Calgary housing without a lake premium. Test the downtown commute at rush hour before you commit.

Redstone
Redstone is a Qualico-built community in far NE Calgary, inside Stoney Trail near Skyview Ranch. Launched in 2010, it's still building detached homes, duplexes, townhomes, and condos. It centers on a 3.5km pathway network, the Participark fitness circuit, and the new Redstone Market Square retail centre. CrossIron Mills, Costco, and Stoney Trail put downtown about 25-35 minutes out. It's still filling its later phases, with real new-build pricing and known school-capacity growing pains.

Seton
Seton is a master-planned SE Calgary community built around South Health Campus and one of the world's largest YMCAs. It suits families and first-time buyers wanting homes near a hospital, library, and rec centre. Much of Seton is built out near the YMCA; new construction continues south. Market Street offers big-box retail and restaurants, and Deerfoot Trail gives quick citywide access. It isn't a lake community — its draw is institutional, not scenic.

Silverado
Silverado is a southwest Calgary community built since 2005 around a ranching theme beside Spruce Meadows. It's mostly built out, with a few pockets still adding new homes. Housing ranges from entry-level condos to estate homes with mountain views. A ring road via Stoney Trail and Macleod Trail eased what was once a bottlenecked commute. Three schools — CBE, CSSD and Francophone — sit inside the community, suiting families who want space and a real commute.

Skyview Ranch
Skyview Ranch sits in Calgary's far northeast, between Stoney Trail and Country Hills Boulevard. Built out mostly in the early-to-mid 2010s, it suits budget-conscious families and first-time buyers more than anyone chasing polish. Entry prices start well under $300K for a condo, and Skyview Station Shopping Centre and Saddletowne Station are close by. Single-family lots sold out years ago, though one condo project is still delivering units. Two K-9 schools serve the community directly.

Walden
Walden is a mixed-housing community in far southeast Calgary, built around a wetland pond and the Gates of Walden retail hub off Macleod Trail. It borders Chaparral to the north and Legacy to the south. Daytona Homes and Truman Homes are still active in the later phases, so buyers can choose resale or new construction here. Pricing runs from entry-level condos to two-storey detached homes. That spread suits first-time buyers and young families more than move-up buyers chasing a lake or acreage.

Wildflower
Wildflower is a 320-acre master-planned community in southwest Airdrie, built by Minto Communities since construction began in 2022. About 2,200 homes are planned across detached houses, duplexes and rowhome towns. Its Hillside Hub amenity centre broke ground in July 2026, bringing Airdrie's first outdoor pool in 2027. Wildflower won Best New Community at CHBA's 2025 Housing Excellence awards. It suits first-time buyers and growing families chasing new construction without Calgary pricing.
