Bayside - Airdrie community guide

Bayside is a newer community on Airdrie’s west side, built around a network of constructed canals and ponds rather than a lake. It’s off 8th Street SW and 1st Avenue, with quick access to QEII Highway for the drive into Calgary. Buyers land here for newer housing, a water-and-pathway layout you don’t get in a standard grid subdivision, and pricing that’s still below comparable Calgary communities. One thing to get straight before anything else: Bayside does not have a swimming lake or beach club.

Who Bayside Is Best For

Families and move-up buyers who want newer Airdrie housing with a genuine water-and-pathway feel, and who are getting more house for the money than a comparable Calgary community. It’s a weaker fit if you need a short downtown Calgary commute, or if you specifically want a swimming lake — Airdrie is farther from downtown than any Calgary community, and Bayside’s water is a canal, not a lake.

Schools

Airdrie is split between Rocky View Schools (public) and Calgary Catholic School District (Catholic) — not Christ the Redeemer, which is a common mix-up since that division doesn’t serve Airdrie at all.

•          Nose Creek Elementary (Rocky View, K–5) and W.H. Croxford High School (Rocky View, 9–12) serve southwest Airdrie, including Bayside.

•          St. Veronica School (CCSD, K–7) and St. Martin de Porres High School (CCSD, 8–12) are the Catholic options.

Amenities & Getting Around

The canals, ponds, and an outdoor rink are the community’s own amenities; everything else is a short drive. Bayside connects into Airdrie’s roughly 100 km of paved pathways, and Genesis Place (Airdrie’s main rec centre), Gateway Shopping Centre, and CrossIron Mills are all nearby. Airdrie Community Health Centre covers urgent care.

For the commute: QEII gets you south into Calgary, and drive times to downtown are commonly cited at 25–35 minutes in clear conditions — but Deerfoot’s merge into downtown is where that number falls apart during rush hour, so test it at the time you’d actually be driving. Airdrie Transit’s ICE buses (routes 901/902) run into downtown Calgary with park-and-ride access, but most households here still need a vehicle day to day.

Ahmad’s opinion

Bayside is a solid pick if you want newer Airdrie housing and like the water-and-pathway setup — but I correct the “lake” assumption with every buyer who brings it up, because the marketing photos oversell it. On price, McKee Homes’ current numbers are a fair benchmark for what new construction actually costs here.

Pros & Cons

Pros: a real, usable canal-and-pond streetscape; a wide range of housing types; active new construction from established builders; direct pathway access; generally more home for the money than a comparable Calgary community.

Consider: it’s not a lake community; the Calgary commute is longer than from any Calgary neighbourhood, with real rush-hour variability; condo/apartment stock is thin; and both the school boundary and the HOA fee need to be verified for the specific address.

How Bayside Compares

Vs. Baysprings/Bayview — same developer, same canal system, same pathway network. The differences come down to phase, builder, and lot rather than lifestyle; these three function as one connected community.

Vs. Cooper’s Crossing — a separate west-Airdrie community (different developer, no canal, its own residents’ association) with overlapping pricing. Pick based on architectural style and which builder lineup is active, not value.

Vs. Mahogany (Calgary) — the real comparison is lake vs. canal, and commute vs. price. Mahogany has an actual 63-acre swimming lake and a mandatory HOA fee to go with it, plus a shorter drive to downtown Calgary. Bayside is cheaper for comparable square footage and has no confirmed community fee, but the commute is longer. If you’ll actually use lake amenities every summer, lean Mahogany. If price and space matter more, Bayside’s the pick.

FAQ

Does Bayside actually have a lake? No — it’s a constructed canal and pond system, used for kayaking, fishing, and winter skating. Different amenity than a lake community like Mahogany.

How much do homes cost? Roughly $380K–$590K for townhomes up to $800K–$1.1M+ for estate and canal-backing homes as of September 2026. These are approximate — confirm current figures before relying on them.

Does Bayside have an HOA fee? Not confirmed for this draft. Have your lawyer check title before assuming either way.

How far is it from downtown Calgary? Commonly 25–35 minutes in clear conditions; rush-hour QEII/Deerfoot traffic adds real time. Drive it yourself at the hour you’d actually commute.
