Seton community guide
Seton is a master-planned SE Calgary community built around South Health Campus and one of the world's largest YMCAs. It suits families and first-time buyers wanting homes near a hospital, library, and rec centre. Much of Seton is built out near the YMCA; new construction continues south. Market Street offers big-box retail and restaurants, and Deerfoot Trail gives quick citywide access. It isn't a lake community — its draw is institutional, not scenic.

Who Seton Is Best For
Seton suits families, first-time buyers, and shift workers who want hospital and recreation-centre access built into daily life rather than a scenic backdrop. It works well for anyone prioritizing walkability to amenities and a range of housing types over mature trees or lake access.
Schools
Public students are zoned to Cranston School (Kindergarten to Grade 5, Calgary Board of Education), Dr. George Stanley School (Grades 6-9, CBE), and Joane Cardinal-Schubert High School (Grades 10-12, CBE), which sits within walking distance of much of Seton. The Calgary Catholic School District's St. Carlo Acutis High School (Grades 10-12) is under construction in the adjacent Seton/Rangeview area and is set to open in fall 2027. Confirm current attendance boundaries with each school board before buying, since they shift as the area grows.
Amenities & Getting Around
Seton's defining amenity is the Brookfield Residential YMCA at Seton, billed as the largest YMCA facility in the world, with a 50-metre competition pool, a leisure pool and lazy river, two NHL-sized rinks, a FlowRider surf simulator, a Calgary Public Library branch, and the Evan Hazell Theatre. The South Health Campus hospital anchors the community's north end, and Market Street carries grocery stores, restaurants, and big-box retail within walking distance of most homes. Deerfoot Trail runs along Seton's western edge and Stoney Trail is close by, giving quick access across the city by car; Calgary Transit bus routes connect Seton to the rest of the network, though the Green Line LRT's currently funded southeast segment runs from Shepard to downtown and doesn't include a Seton station in this phase.
HOA Fees
Seton properties pay an annual encumbrance fee to the Seton Homeowners Association — set at $430 plus GST for the 2026–2027 fiscal year (April 1 to March 31) — which funds operation of The Block, the community's recreation and amenity building, along with other shared spaces. The fee is billed annually with a 30-day grace period; confirm the current amount before purchase, since it adjusts most years with Calgary's Consumer Price Index.
Ahmad’s opinion
Seton is a bet on infrastructure over scenery: you're paying for hospital and YMCA proximity, not a lake or mature trees. That trade makes sense for shift workers, new families, and anyone who'll actually use a facility the size of Seton's recreation campus several times a week — otherwise you're paying for commercial density you won't touch. I'd watch resale timing more closely here than in older SE communities: with duplex and townhome construction still active, new inventory keeps competing with existing listings, which can cap near-term price growth. If equity growth matters more to you than day-to-day convenience, Cranston or Auburn Bay have a longer track record.

Pros & Cons
Pros: Genuinely walkable access to a full-service hospital, one of the largest recreation centres in North America, and a Calgary Public Library branch — few Calgary communities pack this much daily-use infrastructure inside their own boundary. Housing spans condos to laned single-family homes, so buyers can move up without leaving the community, and Deerfoot Trail keeps commutes to downtown or the airport manageable.
Consider: Seton is built around commercial and institutional anchors rather than green space or water, so it reads as busier and more built-up than the lake communities nearby. Construction is still active in the southern phases, meaning traffic, dust, and show-home signage will persist for a few more years, and the Green Line LRT segment currently under construction doesn't include a Seton station.
How Seton Compares
Vs. Auburn Bay: Auburn Bay, just north, has the private lake and beach club Seton doesn't; Seton counters with the hospital, YMCA, and generally lower entry prices on condos and townhomes.
Vs. Cranston: Cranston, to the west, is more established with mature landscaping and its own ridge and river-valley amenities; Seton is younger, denser near its commercial core, and still has active new-home construction.
Vs. Mahogany: Mahogany's two lakes and beach access come at a price premium; Seton serves a similar family market with hospital and YMCA access at a lower average price point, without the lake.
FAQ
Is Seton within walking distance of the YMCA and hospital?

Does Seton have a lake?

Is new construction still happening in Seton?
Yes — Brookfield Residential and other builders are actively building duplexes, townhomes, and laned homes in the community's southern phases.
Will Seton get LRT service?
The Green Line's first funded segment runs from Shepard to downtown and doesn't include a Seton station in this phase, so confirm current routing before counting on it.
What school will my kids attend?
Public students are currently zoned to Cranston School (K-5), Dr. George Stanley School (6-9), and Joane Cardinal-Schubert High School (10-12); confirm current boundaries with the Calgary Board of Education before buying.
