Legacy community guide
Legacy is a large south Calgary community built around a 300-acre environmental reserve and pathway network instead of a private lake. It's still filling in, with new construction alongside established streets. Housing spans townhomes to front-garage detached and estate homes, with a modest community-association fee, well below a lake community's. It suits buyers who want newer south Calgary housing without a lake premium. Test the downtown commute at rush hour before you commit.

Who Legacy Is Best For
Families who want newer housing and a large environmental reserve without lake-community pricing; first-time buyers entering through a condo or townhome; and move-up buyers wanting a front-garage detached home. It's a weaker fit if you need a short downtown commute or want a private lake and beach club.
Schools
All Saints High School (CCSD, Grades 10–12) and Living Spirit School, a new CCSD K–9 school, are both located inside Legacy. CBE has not yet opened a public elementary or junior high in the community, so families currently rely on nearby CBE schools. Verify the exact designation for your address before buying.
Amenities & Getting Around
Legacy's amenity package is green space rather than private recreation: a 300-acre environmental reserve, three ponds, about ten parks and roughly 15 km of paved pathways connecting the community end to end. Four commercial districts, anchored by Sobeys and Winners at Legacy Township, cover day-to-day shopping, and South Health Campus in nearby Seton is about 5 km away. Downtown Calgary is roughly 20–22 km via Macleod Trail or Stoney Trail, commonly a 30–40 minute drive. The nearest CTrain stations, Somerset-Bridlewood and Shawnessy, are several kilometres north and reachable by bus, but most households need a vehicle day to day.
HOA Fees
Every residential property in Legacy pays an annual fee to the Legacy Residents Association (LRA), which maintains the reserve lands inherited from the developer. For 2026, that's $60/year for single-family homes and $36/year for multi-family properties, due June 1, with a couple of premium enclaves at higher rates. This is separate from the optional Calgary Legacy Community Association membership (about $25/year) and any condo fees — confirm through title, not builder marketing.
Ahmad’s opinion
Legacy is the community I bring up most when a buyer likes Mahogany or Auburn Bay but doesn't want to fund a private lake — the LRA fee is a rounding error next to a lake community's HOA. My real pushback is the commute: it's genuinely at the edge of the city, so drive it yourself at 7:45am before trusting a “30 minutes to downtown” estimate. I'd also flag the schools directly — All Saints and the new Catholic K–9 school are real, but CBE hasn't opened a public school inside Legacy yet, so families needing CBE programming should get that checked before writing an offer.

Pros & Cons
Pros: a 300-acre protected environmental reserve and 15 km of pathways built into the core design; a broad housing mix from condos to estate homes; new construction alongside established resale stock; and a residents' association fee that's a fraction of a lake community's HOA.
Consider: Legacy sits at the far southern edge of the city, so drives run longer than from communities closer to the core; transit means a bus to a CTrain station several kilometres away; and CBE hasn't opened a public school inside the community yet.
How Legacy Compares
Vs. Mahogany — reserve vs. lake. Mahogany's 63-acre lake and beach club carry a much larger HOA fee; Legacy's reserve and pathway network cost a fraction of that. Lean Mahogany if you'll use lake amenities every summer; lean Legacy if annual fees matter more.
Vs. Walden — immediately north, same SE-quadrant structure, developed by Genstar instead of WestCreek. Walden is smaller and slightly older; Legacy's reserve and commercial footprint give it a larger amenity base.
Vs. Silverado — an established SW community near Spruce Meadows, built out since 2005. More mature with less construction noise, but without Legacy's large-scale reserve or shopping footprint.
