King's Heights community guide
King's Heights sits on Airdrie's southeast edge, about ten minutes from Calgary via Highway 2. Melcor started it in 2004 around a storm pond and amphitheatre, and it sold out in the early 2020s. Housing ranges from condos on Kingsland Road to front-drive homes and estate lots on the pond. Heloise Lorimer School sits inside the community, and Kingsview Market covers everyday shopping on-site. It suits families and move-up buyers wanting a finished, low-turnover community over a new build.

Who King's Heights Is Best For
King's Heights suits families who want a finished, established community rather than a construction zone, and move-up buyers looking for a front-drive home or an estate lot on the pond without leaving southeast Airdrie. First-time buyers have a real option too, through the condo buildings along Kingsland Road and Kings Heights Way.
Schools
Heloise Lorimer School (Rocky View Schools, K-5) sits inside the community at 6 Kings Heights Drive SE. École Francophone d'Airdrie (Conseil scolaire FrancoSud, French immersion) and St. Martin de Porres High School (Calgary Catholic School District, senior grades) are both a short drive away. We could not confirm a single designated Rocky View junior or senior high for this address, so verify current attendance boundaries with the board before buying for a specific school.
Amenities & Getting Around
The community is built around a naturalized storm pond with walking paths, playgrounds, and an outdoor amphitheatre, plus an outdoor rink and multi-use court. Kingsview Market handles groceries, banking, and casual dining on-site, and Genesis Place covers swimming, skating, and fitness a few minutes away. Highway 2 and Yankee Valley Boulevard put downtown Calgary roughly ten minutes south, and Calgary Transit's ICE 901/902 intercity buses run between Airdrie and downtown Calgary on weekday peak periods, with Airdrie Transit's Route 3 serving the neighbourhood locally.
HOA Fees
The King's Heights Homeowners Association charges $84 per year ($80 plus GST) for 2026, covering maintenance of the pond, pathways, and amphitheatre. It's billed and managed through Astoria Management, separate from any condo corporation fees on the Kingsland Road or Kings Heights Way buildings.
Ahmad’s opinion
King's Heights is a safe bet precisely because there's nothing left to speculate on - the community sold out years ago, so what you see on a listing is what you get. I'd pay a premium for streets closest to Heloise Lorimer and the pond, since that's genuinely the scarce part of this community. The condo buildings on Kingsland Road and Kings Heights Way are the cheapest real entry point into this part of Airdrie, but ask for the condo corporation's reserve fund study before buying into an older unit. I wouldn't pay top-of-range for an estate lot here without first touring Ravenswood next door.

Pros & Cons
Pros: A fully built-out community means no construction dust, no phased amenity rollout, and predictable resale comparables up and down the street. The pond, amphitheatre, and Kingsview Market give it more going on than a typical resale-only neighbourhood, and the HOA fee is genuinely low at $84 a year.
Consider: Because it's sold out, there's no new-construction pricing or builder incentives to shop, and some condo buildings are now old enough that buyers should check reserve funds and any upcoming special assessments. The specific junior high and high school serving the community weren't confirmed in our research, so verify boundaries before buying for a particular school.
How King's Heights Compares
Vs. Ravenswood: Ravenswood sits right next door and shares the same Heloise Lorimer and École Francophone d'Airdrie catchments, but it's a newer build with less mature landscaping and no pond-amphitheatre amenity of its own.
Vs. Bayside: Bayside offers a similar master-planned, amenity-anchored layout on the other side of Airdrie, but it's still finishing later phases, where King's Heights is fully resale.
Vs. Coopers Crossing: Coopers Crossing is still in active build-out with current builder incentives, which King's Heights can't offer - but King's Heights has two decades of mature trees and an established HOA track record a newer community hasn't built up yet.
FAQ
Is King's Heights still being built?
No. The community sold out its last lots in the early 2020s, so every purchase here is a resale.
Is there a mandatory HOA fee?
Yes, $84 per year as of 2026, covering the pond, pathways, and amphitheatre - separate from condo fees if you're buying in one of the buildings on Kingsland Road or Kings Heights Way.
Can I walk to a school from here?
Heloise Lorimer School is inside the community, so many homes are within walking distance for K-5. Older kids currently attend schools elsewhere in Airdrie.
Is it a private-lake community?
No. The water feature is a naturalized storm pond with pathways, not a swimmable private lake like Mahogany or Auburn Bay.
How do I get into Calgary without a car?
Calgary Transit's ICE 901/902 intercity routes run weekday peak service between Airdrie and downtown Calgary; Airdrie Transit's Route 3 covers the neighbourhood locally.
