My role begins with the acquisition and continues through the market decisions that influence the finished product: what buyers want in that location, what they will pay for and how the completed home should be positioned.

The acquisition decision

A build can be excellent and still begin with the wrong property.

Purchase price is only the first number. Lot dimensions, orientation, neighbouring development, the existing structure, demolition requirements, renovation limitations and the eventual buyer all influence whether a project deserves capital.

I bring the real-estate and resale perspective into the conversation before the property is acquired. When specialized confirmation is required, we involve the appropriate designer, planner, engineer, inspector or contractor before conditions are removed.

What I do

Six ways I support a build or renovation project.

Infill property acquisition

I monitor target communities for properties that may support a new detached, semi-detached or other redevelopment strategy. Potential sites are filtered against the builder's acquisition criteria before time is spent on tours and offers.

Renovation opportunity sourcing

Some homes should be replaced; others contain value that can be recovered through intelligent renovation. I help evaluate the existing layout, condition, location and resale ceiling to determine whether the opportunity deserves further investigation.

Market and resale analysis

The completed home must make sense for its future buyer. I study recent sales, active competition, buyer expectations and neighbourhood price limits to help establish a defensible acquisition range and finished-market position.

Acquisition and negotiation

Once a property survives the initial review, I coordinate the real-estate side of the transaction: property access, comparable evidence, offer strategy, conditions, document collection and negotiations.

Product positioning

Before plans and specifications are finalized, I provide market feedback on the likely buyer, preferred layout, meaningful features and upgrades that may not produce a proportional return.

Completed-home sale

When the project is ready, I position the property around the decisions that distinguish it — site, plan, construction, materials and lifestyle — then manage its launch, buyer feedback and negotiation.

    We set the target communities, lot criteria, product type, budget range and timeline so screening is measured against your actual requirements.

    Source and screen opportunities

    I review listed inventory and relationship-sourced properties, then filter out sites that clearly do not fit before they consume your time.

    Complete preliminary market review

    Recent sales, active competition and buyer expectations in that pocket indicate the realistic finished value and a defensible acquisition range.

    Assemble property information

    I collect the available real-estate documentation — listing history, title information, surveys or plans where provided, and seller disclosures.

    Coordinate specialized due diligence

    Where development, design, engineering, environmental or construction confirmation is needed, we schedule the qualified professionals within the condition period.

    Structure and negotiate the purchase

    Offer strategy, conditions, timelines and deposit structure are built around your financing, diligence needs and construction schedule.

  7. 07

    Support the product strategy

    As plans and specifications take shape, I contribute market feedback on the likely buyer, layout preferences and features that matter at that price point.

    Launch and sell

    The finished home is prepared, photographed, positioned and launched, with buyer feedback and negotiation managed through to closing.

What we review

Every property is evaluated as both a site and a future home.

Lot width, depth, area, shape, grade, orientation, access, laneway condition, exposure and mature landscaping. The physical site sets the practical limits of any strategy before design work begins.

Initial property screening is a real-estate and market assessment. Development, design, engineering, environmental, tax and construction matters must be confirmed by the appropriate qualified professionals.
