Selling a Home in Calgary

Calgary Listing Agent for Home Sellers

Positioned clearly. Presented beautifully.

A strong sale starts before the listing goes live.

I help Calgary homeowners understand the property's current market value, prepare it for buyers and launch it with professional photography, video and positioning built around what makes the home worth choosing.

Start with the price buyers will compare you against.

Pricing is not about choosing the highest number that can be justified.

It is about understanding recent sales, current competition, the condition of your property and the buyers active in your segment — then deciding how the listing should enter the market.

My Calgary home-selling process

  1. 01

    Understand the property

We identify the property's strongest characteristics, potential buyer concerns and the details that should influence preparation and pricing.

  2. 02

    Review the market

I compare relevant recent sales and current competing properties rather than relying only on broad Calgary averages.

  3. 03

    Prepare deliberately

Not every home needs a renovation before selling. We identify the items that are actually worth addressing and avoid unnecessary work.

  4. 04

    Build the presentation

Professional photography, cinematic video, detail imagery and written positioning make the value of the property easier for buyers to understand.

  5. 05

    Launch and monitor

Once the listing is live, showing activity, feedback and competing inventory provide information. Strategy should respond to evidence rather than emotion.

  6. 06

    Negotiate the complete offer

Price matters, but conditions, possession, inclusions, deposit and certainty also affect the quality of an offer.

Buyers have more time and more comparisons than they did in 2022-23, so an asking price set on hope gets skipped rather than negotiated. Pricing against current evidence, and presenting the home properly from day one, matters more than it did three years ago.

What it costs

Commission and compensation are agreed to in writing before the property is listed.

Before you commit, I will explain the compensation structure, what is included in my listing service and how any compensation offered to a cooperating brokerage is handled.

Professional photography, property video and the standard marketing included in my listing service are discussed with you upfront. If something outside the standard marketing plan makes sense for the property — such as staging or specialist work — I will discuss the cost with you before anything is booked.

How I work with sellers

Every home has features that matter to the right buyer. My job is to identify those strengths, prepare the property for market and present it in a way that feels clear, polished and credible.

My background in photography and video allows me to pay close attention to how a home is experienced visually — from the overall architecture to the materials, natural light and smaller details that make the property memorable.

That visual presentation is supported by thoughtful pricing, positioning, communication and negotiation. The objective is not simply to attract attention; it is to create serious interest from buyers who understand the property's value.

Property Marketing

Make the value visible.

Strong property marketing is not about adding more noise. It is about showing the space, materials, light and lifestyle clearly enough that the right buyer understands why the home is different.

Common Questions

Selling a Home in Calgary — Questions

I start with relevant recent sales, current competition and the property itself. The final pricing strategy also considers market conditions, buyer demand and how your home compares with the alternatives available at the same time.

Not automatically. Some improvements can improve presentation or remove buyer objections, while others may cost more than the market is likely to return. I prefer deciding property by property.

Professional visual presentation is a core part of how I market a property. The exact plan depends on the home, but photography, video and thoughtful property presentation are part of the strategy rather than an afterthought.

You do not need to wait until you are ready to list. Understanding value several months in advance can help with renovation, timing and next-home decisions.

Yes. In that situation, the timing of both transactions becomes part of the strategy. We can look at your current property's marketability, financing considerations, possession timing and buying options together.

Commission and other compensation are agreed to in the written representation agreement. I explain the exact structure, what is included in my listing service and how cooperating-brokerage compensation is handled before you sign anything.

It depends far more on property type and price than on the season. Detached homes in the tighter southwest and west pockets are still moving quickly; condos and higher-priced properties take longer while buyers compare. At our first meeting I will show you what comparable homes near you actually took to sell, rather than quoting a city-wide average.

We look at the evidence and adjust: showing feedback, how the listing is performing against comparable properties, and whether the price, the presentation or the buyer we are targeting is the issue. I will tell you honestly which one it is. Sitting on a listing and hoping is not a strategy.

Photography, detail shots and a property video are part of how I list a home — not an upsell you decide on later. I shoot and cut the content myself, which is why the listing looks like the house rather than like a template. Anything beyond the standard package, such as staging or specialist trades, I quote separately before it is booked.
