How to Read Comparable Sales in a Calgary Neighbourhood

Comparable sales are the closest thing to an objective answer on price — but only when you choose the right ones. Here is how I filter them.

Most pricing arguments come down to which sales you compare against. Two agents can look at the same street and arrive at very different numbers simply because they picked different comparables.

Start with the same product, not the same postal code

A bungalow on a 50-foot lot and a new infill two doors down are not comparables, even though a search radius will treat them as neighbours. Match the housing type, age, lot width and finished area first.

Then narrow by time

The further back a sale sits, the less it says about today. Recent sales in the same season are worth more than a perfect match from a year ago.

Finally, read the outliers

The sales that do not fit usually have a story: an estate sale, a renovation nobody photographed, a lot backing a busy road. Those stories are the actual analysis.
