Condo vs. Townhouse for a First Home in Calgary

Compare apartment condos and townhouses as a first Calgary home, including price, fees, maintenance, space and long-term fit.

A lower purchase price does not automatically make one property type the better first home.

The useful comparison is what you receive for the total monthly cost, how much maintenance you want and how long the property is likely to fit your life.

Apartment condo: what you're buying

With an apartment-style condo you own your unit and share ownership of the building and common property through the condominium corporation. Exterior maintenance, roofing, landscaping and snow removal are generally handled by the corporation and funded through condo fees. Apartments often offer the lowest entry price and can place you in walkable, amenity-rich locations that would be out of reach with a larger home.

Townhouse: what you're buying

Townhouses in Calgary may be condominium-titled or freehold, and the difference matters. A condo townhouse typically has fees and shared responsibility, similar to an apartment. A freehold townhouse usually has no condo fee, but you are responsible for your own roof, exterior and yard. Townhouses often provide more interior space, multiple levels, a private entrance and sometimes a garage or yard.

Compare the monthly cost — not only the purchase price

Put each option's full monthly picture side by side:

  • Mortgage payment based on the actual price and your financing
  • Property tax
  • Condo fees where applicable, and what they include
  • Utilities, which may be partly included in fees in some buildings
  • Insurance for your unit or home
  • Maintenance you'll pay for yourself

A lower-priced condo with higher fees can end up costing more per month than a townhouse, or less — it depends entirely on the specific properties.

Maintenance and responsibility

Apartment condos usually mean the least hands-on maintenance, which suits buyers who travel, work long hours or simply don't want to manage exterior projects. Townhouses sit in the middle; freehold units put more of the responsibility — and cost — on you. In any condominium, the reserve fund and the corporation's planning affect what future costs may look like.

Parking, storage and outdoor space

Parking might be titled, assigned or leased; storage may be a separate locker or inside the unit. Townhouses more often include an attached garage, driveway or small yard. If you have a vehicle, bikes, sports gear or a pet, these details matter as much as the square footage.

Resale considerations

Future value depends on location, building, condition, competition and market conditions at the time you sell — no property type guarantees appreciation. What you can control is buying a property that compares well to its alternatives: a sensible layout, a well-run building, and a location that many buyers want.
