Williamstown community guide

Williamstown is an established NW Airdrie community built out in the early-to-mid 2010s by Vesta Properties. It centers on a 45-acre Nose Creek reserve and 60+ acres of green space, with heritage streetscapes and rear-lane garages. Housing is detached homes and stacked row-townhouses, and it's resale-only now — construction wrapped years ago. Herons Crossing School (K-9) serves the area. It suits families and first-time buyers wanting an established, walkable home near Highway 2.

Who Williamstown Is Best For

Williamstown suits buyers who want an established, already-landscaped NW Airdrie neighbourhood rather than a construction zone — first-time buyers priced out of Calgary, families who want mature parks and a real creek reserve within walking distance, and move-up buyers looking at the detached stock along Williamstown Green and Williamstown Park.

Schools

Herons Crossing School (Rocky View Schools, kindergarten to grade 9, 1860 Reunion Blvd. NW) opened in 2012 under the working name “Williamstown School” to serve the Reunion, Williamstown and Silver Creek attendance areas before taking its permanent name. No junior or senior high specific to Williamstown turned up in Rocky View Schools' own materials — confirm current attendance boundaries directly with RVS before buying.

Amenities & Getting Around

The community wraps around a 45-acre Nose Creek environmental reserve and more than 60 acres of open green space, with pathway bridges, playgrounds, soccer fields and baseball diamonds built into the original plan. Highway 2 (the QEII) is the main commuter route, running 30–40 minutes to downtown Calgary off-peak and 40–60 minutes at rush hour; Airdrie Transit's ICE Route 902 runs peak-hour express service from west Airdrie into downtown Calgary for residents who'd rather not drive.

HOA Fees

Williamstown carries a modest mandatory HOA fee of $50 per year, confirmed across multiple current listings — one of the lowest of any Airdrie community with a homeowners' association.

Ahmad’s opinion

Williamstown is one of the better resale plays in NW Airdrie right now: it's fully built out, so you're buying an established street with mature trees and a known HOA bill, not a construction zone. The $50 annual HOA is almost nothing, and the Nose Creek reserve gives it more usable green space than most Airdrie communities twice its price. Where I'd slow down is the stacked-townhouse stock at 1086 Williamstown Boulevard and Gateway at Williamstown — ask for condo-fee history and reserve-fund reports before you commit, since older stacked buildings like these are where special assessments show up. For a detached home under $650K within 35 minutes of downtown, though, this is hard to beat.

Pros & Cons

Pros: Fully built out means no builder dust, no sales-centre traffic, and a real tree canopy — plus a genuine $50/year HOA that's nearly free next to Airdrie's newer amenity communities. The Nose Creek reserve gives it more usable trail and green space than most comparably priced Airdrie neighbourhoods.

Consider: Because it's resale-only, you're buying homes that are now 10–15 years old, so budget for aging furnaces, roofs and windows. The stacked-townhouse buildings (1086 Williamstown Boulevard, Gateway at Williamstown) carry their own condo fees on top of the community HOA — get the condo corporation's financials before you offer.

How Williamstown Compares

Vs. Reunion: Reunion sits right next door and shares Herons Crossing School's catchment, but it's a few years newer with a slightly higher average detached price — Williamstown is the better value play for the same school and highway access.

Vs. Silver Creek: Silver Creek is the third NW Airdrie neighbourhood built in the same era and attendance zone, with a similar detached-home mix but less of a dedicated green-space anchor than Williamstown's Nose Creek reserve.

Vs. Bayside: Bayside is Airdrie's purpose-built pond-and-amenity community in the city's southwest — you pay more there for a managed lake amenity; Williamstown's draw is a natural creek reserve and a lower carrying cost.

FAQ

Is there still new construction in Williamstown?
No. Phase I and Phase II sold out years ago and no active builder presence remains — every sale here today is resale.

What's the HOA fee?
$50 per year, confirmed on multiple current listings — it funds the community's shared green space and pathways, separate from any condo fees on the stacked-townhouse buildings.

Are there condos in Williamstown?
Not low-rise apartments — the multi-family stock is stacked row-townhouses (1086 Williamstown Boulevard NW and Gateway at Williamstown at 280 Williamstown Close NW), each with its own condo corporation and fee.

Which school will my kids attend?
Herons Crossing School (K-9, Rocky View Schools) serves the area. Junior/senior high assignment isn't listed in Williamstown-specific RVS materials, so confirm current boundaries with Rocky View Schools directly.
